Grundbuch (land register) - inspection
Grundbuch - Einsichtnahme
Machine translation of the German page, 2026-09-15. The German original is binding.
If you want to inspect a Grundbuch (land register), this is possible without restriction if:
• the property is your own property, or
• you are the holder of a right entered in the land register, or
• the property owner has consented to your inspection and has authorized you in writing.
If this is not the case, inspection can only be permitted if there are objective reasons for it (legitimate interest); mere curiosity is not sufficient.
Depending on your reasons for inspection, the inspection may also relate only to individual sections of the land register or individual parts of the Grundakte (land register file).
Note:
Notaries, authorities, courts and publicly appointed surveying engineers have access to the Berlin land registers via the automated retrieval procedure.

• Legitimate interest (Berechtigtes Interesse)
You must be able to state and prove the reason for which you want to inspect the register. The reasons include, for example, that you
• have a claim against the property owner(s) arising from an enforcement order (Vollstreckungstitel) and want to enforce it through execution against the land register
• want to grant the owner a loan
• are a tenant and want to find out who the actual landlord is
Documents you need

• If known: details of the property owner
Oral application
• in person at the Grundbucheinsichtenstelle (land register inspection office) of the court
